Office Partitioning
Dry wall partitions (gypsum board on metal stud), glass partitions, and aluminium-framed full or half-height partitions for dividing open-plan spaces into meeting rooms, private offices, reception areas, and breakout zones. We size and specify the partition system for the acoustic and visual privacy requirements of each zone.
Demountable partition systems are available for tenants who want the option to reconfigure the space in future without hacking, useful in short-term leases where the landlord requires reinstatement at exit.
False Ceiling Installation
False ceiling with gypsum board or ceiling tiles, concealing overhead piping, cable trays, and AC ducting while providing a clean commercial finish. Recessed downlight installation is coordinated with the false ceiling framework so lighting and ceiling work are completed together.

Do you handle landlord consent and building management permits?
We assist in preparing the documentation typically required for landlord and building management approval, scope of works description, contractor details, insurance certificate. The tenant is ultimately responsible for obtaining approval from their landlord. We advise on what is typically required for strata office buildings in KL and Selangor and ensure our work complies with standard building management requirements.
Can you complete an office fit-out over a weekend?
Yes, for limited scopes, particularly painting, partition installation, and furniture installation. Full M&E works require more than a weekend even for a small office. We assess the scope and advise on a realistic compressed timeline if you have a hard move-in deadline.
We have a budget of RM 30,000 for a 600 sqft office. Is that realistic?
RM 30,000 for 600 sqft is approximately RM 50 per sqft, achievable for a basic refresh (repaint, new lighting, minimal partitioning, vinyl flooring) in an existing second-generation space. It is not sufficient for a full bare-shell fit-out. During the site visit we assess the existing condition and advise on what is achievable within your budget.
Can you provide reinstatement works at end of tenancy?
Yes. Reinstatement (making good the space to original condition before vacating) is a service we provide for commercial tenants at end of lease, removing partitions, patching and repainting walls, and restoring the space to the condition specified in the lease agreement.
