Chemical wash and chemical overhaul are two different jobs
The JB market uses both words and the difference is real, so here it is in plain terms.
Chemical wash - RM 120* a unit on three or more, RM 180 for a single
The front body and filters come off. The coil and blower wheel are treated with chemical solution in place on the wall, high-pressure rinsed into a wash bag, the drain pan cleaned and treated, and the unit reassembled and test run. This is the right job for most units at the 12 to 24 month mark.
Chemical overhaul - RM 250 a unit, RM 290 at 2.0 to 2.5 HP
The whole indoor unit comes off the wall and is stripped: casing, blower wheel and coil separated and cleaned individually, drain pan removed and washed, then reassembled and refitted. This is what a unit needs when it has gone years without attention, when there is visible mould through the vents, or when a wash was done last year and the smell came back within weeks.

What a chemical wash actually removes
Biofilm and mould on the evaporator coil fins, the black build-up packed into the blower wheel blades, the sludge in the drain pan causing the smell, and the fouling between the fins a normal service cannot reach. In JB humidity that growth is faster than most people expect, and it is not dirt in the ordinary sense - it is biological growth living in a permanently damp, dark, cold box.
Two things it will not do. It will not add cooling capacity to a unit low on refrigerant, and it will not fix a mechanical fault. If your unit is not cold, read the gas page and getting the fault fixed in JB before booking a wash.
How to tell which one you need
- Cooling is fine and you just want it maintained - normal service, RM 99.
- Airflow has dropped and there is a smell in the first minute after switching on - chemical wash.
- Visible black growth through the front vents, or the smell came back within a month of the last wash - overhaul.
- It runs but the room does not get cold - that is gas or a fault, not cleaning.
Haze season loads the filters faster
When the air quality drops, a unit running all night is pulling that air across the filter and the coil for eight hours at a stretch. Households that keep windows shut and the aircond on through a hazy spell often find the airflow noticeably weaker afterwards, and the interval that was fine last year is suddenly too long. If the room smells stale within a day of a normal service after a bad stretch, the coil is holding what the filter did not catch, and that is a wash rather than another clean.
